Branded Hotels.

Branded operations bring scale and structure, but the operating layer at property level still decides what reaches the guest. We work on the owner's side of branded hotels to lift the property's performance, without replacing brand standards or operating partners.

Operating shape

What this sector typically looks like.

  • 01Franchise, soft brand or managed agreements with a major operator.
  • 02Brand standards and operating systems already in place.
  • 03Owner needing visibility into the operation beyond brand reporting.
  • 04Asset value sensitive to operating performance, not just brand affiliation.
Where we get called in

Challenges we are typically asked to look at.

  • Operating performance below brand benchmark with limited owner leverage.
  • Brand reports describing what happened, not what to do about it.
  • Labour and food and beverage discipline lighter than the brand standard would suggest.
  • Owner reporting needing an independent operational perspective.

Revenue Performance Improvement

Client Name Withheld – Confidential Hospitality Engagement
Business Type

Branded mid-market hotel under a franchise agreement, 140 keys, Greater London.

Challenge

Revenue growing in line with the wider portfolio but GOP flat across two trading periods. Channel mix tilted towards OTA conversion with declining direct bookings. Brand reports flagging the variance but not addressing the operational root cause.

Actions Taken

Operational read on the management accounts to surface where the GOP was leaking. Reset front office conversion and upsell discipline. Rebuilt the operating cadence between commercial and operations so pricing decisions reflected on-the-day operational realities. Reviewed third party channel commission and segmentation alongside the revenue team.

Outcome

GOP lifted by 290 basis points within two trading periods. Direct booking share grew from 18 to 26 per cent. Owner has a documented operating story to take into the next refinancing review.

Key Lessons

Branded does not mean operationally optimised. The owner side of a branded property has more operational leverage than most assume — particularly across commercial cadence, conversion discipline and reporting structure.

FAQ

Frequently asked questions.

Will engaging you create friction with our brand or operating partner?

Rarely. We work alongside brand and operating teams respectfully. Most welcome a structured, owner side review of the operating layer. We are clear with the operator about scope from day one.

What can we actually change inside a franchise or management agreement?

More than most owners assume. Labour discipline, food and beverage margin, guest experience cadence, reporting structure and operating accountability are all open to influence, even inside a brand framework.

Do you replace the operator?

No. We are an independent advisor on the owner's side. We are not an operating company.
